South Federal Way Multifamily is a six-story residential development that brings 200 housing units and a 267-stall structured garage to a site defined by three street frontages. The project is designed to establish a cohesive presence while balancing an urban rhythm with a residential scale.

At street level, stacked-bond brick forms a durable and tactile base that grounds the building within its surroundings. Above, the upper residential floors are clad in dark, richly toned metal siding selected for its authenticity, durability, and refined character. A strong roofline completes the composition and reinforces the building’s overall expression.
